Sanding an old floor back is the most satisfying work we do, and usually the cheapest way to transform a room. A floor that looks past saving under decades of wear, paint or carpet adhesive is very often solid timber that just needs taking back to bare wood.
We start with a moisture and thickness check to confirm the floor has enough left in it. Then it is a graded sequence of abrasives — coarse to cut through the old finish and level the boards, progressively finer to close the grain — followed by edge work and corners by hand, which is the part that separates a professional job from a rental sander.
Staining is optional and worth thinking about in daylight rather than under a shop light. We will always put sample patches down on your own floor before committing, because the same stain reads differently on red oak than on maple.

Common questions
How many times can a floor be refinished?
A solid hardwood floor can usually take four to six full sandings across its life, depending on the thickness above the tongue. Engineered boards depend entirely on their wear layer — some can be sanded once or twice, some not at all. We measure before quoting so nobody sands through a floor that had nothing left to give.
How much dust will there be?
Far less than you are expecting. Our sanders run on a sealed vacuum system that captures the great majority of it at the cutting head. You will still want to cover open shelving, but you will not be cleaning grit off every surface in the house for a fortnight.
How long before I can use the room?
You can walk on a waterborne finish in socks after a few hours and put furniture back after a day or two. Full cure — the point at which you can lay rugs down and move heavy items freely — takes about a week. Oil-modified finishes take longer and smell more, which is why we use waterborne as standard.
